Re roofing and thermal upgrading of walls and floors
If you are replacing a flat or pitch roof, then you are required to apply for Building Regulations Approval before any work is carried out on the roof, even if a like for like replacement is being undertaken.
Firstly, to ensure that the structural condition of the roof is able to support any change in loads from a different roofing material.
Secondly, Building Regulations may require you to increase your roofs thermal insulation. These stricter regulations for existing properties were brought into place to ensure that all new replacement roofs are well insulated and adhere to new energy efficiency standards to help meet national energy targets,
Once you have made the relevant Building Regulations Application, our Surveyor will then visit and inspect your property prior to work commencing to agree suitable thermal insulation levels. Once the work is finished, a completion inspection will be made. If the work is compliant with Building Regulations a Completion Certificate will be issued.
The requirement to upgrade thermal values for Building Regulations also applies if you are undertaking work to re-render, clad, or plaster walls (externally or internally), or if you take up internal floors, or take down existing ceilings.
There are certain exclusions for some buildings, or where work only involves a small percentage of the walls, roof, ceilings or floors.
