HMO advisory service

If you own, or are thinking of buying, a property and are proposing to convert it to an HMO we offer an advisory service.

For a fee of £400 an officer from the HMO team can inspect the property and give you a schedule of work for you to consider.  There is no obligation on you to finish the work if the property is not later multi-occupied. 

If you are considering two possible options for the property, perhaps either as a shared house or bedsits or two possible layouts for creating extra bathroom facilities, the officer can give you two schedules for an increased fee of £450.

On completion of your application you will be contacted by an Environmental Health Officer to arrange a suitable date and time (within office hours) to inspect the property. A report on findings with options for 1 or 2 possible schemes (depending on fee paid) will then be forwarded to you.

You should be aware that residential properties which are changing use to HMOs and other conversions will need planning and/ or buildingregulations approval and you will need to seek advice from the relevant officers.

If the HMO is licensable you will still need to apply for an HMO licence.
