Building control

Our service makes sure that buildings are safe, healthy, sustainable and accessible for all users. We cover domestic commercial and public use buildings and make sure they meet building regulations.

Building regulations and planning permission are separate so if you are carrying out building work you must meet building regulations even if you don't need planning permission.

Swansea Building Control carry out inspections while the work is taking place and we are happy to talk to you about an inspection program for your scheme that suits you. The price we quote for your project is the price you pay - this cost includes all inspections, advice and a completion certificate on a satisfactory final inspection - so there are no hidden extra costs for our service. If you contact us before 10.00am we are able to carry out same day inspections and can also accommodate early or late inspections where possible. 

Our officers all have local knowledge of the areas they cover. We are a Local Building Control Authority and are part of a national network of other building control officers. We also advise on public safety, safety at sports grounds and dangerous structures and work closely with fire safety officers of the Mid and West Wales Fire and Rescue Service as well as the other emergency services.

Applications for building regulations

If you are planning a new building or extension, or an alteration of an existing building, then you will have to meet building regulations in most cases.

Domestic alterations

We can give advice on lots of domestic building work. This includes loft conversions, electrical safety, replacement windows and doors and exempt buildings.

Business property development

We offer a number of services through our building control department to help you develop and expand your business premises such as meetings with architects, developers, designers and owners.

Building regulations guidance

Building regulations are the minimum standards in construction. They include the structure of a building, fire protection, energy conservation and access and use of buildings.
