The Regulations themselves have been made by Parliament and responsibility for their enforcement has been given to the Council.
It is important to note Building Regulations and Planning Permission are separate. Usually it is necessary to submit applications under both sets of legislation to the Council before work is started.
Building Control Surveyors from the Council provide an independent check on plans of proposed building work. They inspect the work as it is carried out to ensure it complies with the Building Regulations. They also work very closely with Fire Safety Officers of the Mid and West Wales Fire & Rescue Service.
If you are having construction or refurbishment work done, you may need to notify the Health and Safety Executive (HSE) and you may have other duties as well. Find out more by clicking on the link www.hse.gov.uk/construction/cdm/buildingcontrol.htm.
Have you carried out your Fire Risk Assessment? The regulatory reform (Fire Safety) order 2005 stipulates that commercial buildings must have a fire risk assessment. Where 5 or more people are employed this assessment must be in writing. If you are the 'responsible person', be it the owner, manager, or employer, it is your duty to see that a suitable and sufficient assessment of the risks to which users of the building will be exposed has been undertaken. The City & County of Swansea Building Control Section has a team of qualified professional officers to assist you through this process. Please contact us on 01792 635636 where we can discuss your needs and hopefully reduce the burden of this legal obligation. |
