Building Regulations Guidance

We provide information on the Building Regulations Approved Documents, including updated and new regulations.

The Approved Documents give detailed guidance on how compliance with the Building Regulations can be achieved.  The Building Regulations Explanatory Booklet provides an introduction for anyone carrying out building projects.  It can be downloaded from the right.

The Approved Documents are updated to ensure they comply with changes in legislation.  Details of recent changes to these regulations are available below, along with links to the Approved Documents.

Part 3 of the Disability Discrimination Act, 1995 came into force on 1st October 2004. Along with Approved Document M (Access to and Use of Buildings) of the Building Regulations, this legislation covers disabled peoples rights of access to goods and services.

The Department for Communities and Local Government (DCLG) publishes guidance on meeting the requirements in what are known as "Approved Documents".

The Regulatory Reform (Fire Safety) Order 2005 (FSO), came into force on the 1st October 2006.

Since January 1st 2008 the new Radon guidelines are now applicable to most of the Swansea area.
 
From the 1st October 2012 new legislation has come into effect with the introduction of Welsh Minister Standards for the construction of gravity foul sewers and lateral drains. This has resulted in significant changes and new legal obligations on those who construct new sewers and lateral drains.
